1. A written rental agreement.
Before renting a villa in Thrissur, a written legal agreement between tenants and owners is a must-have to safeguard the interests of both the parties. It’s not good to settle for an oral agreement as it’s not legally binding. The owner will keep the original form and the tenants, the duplicates. 2. Property Maintenance

5. No entry without prior notice
Be it for repairs or to check the conditions of the house, the owner cannot enter the rented premises without a 24-hour written notice.
6. Tenant eviction
The tenants may be asked to vacate the premises if:
They fail to pay their full rent for two consecutive months
They are encroaching upon additional property or misusing it or damaging it.
7. Death of the tenant
If the tenant passes away during the tenure, the right of tenancy for the remaining time period as per the rental agreement goes to his/her successors.
